The World's First Accreditation for Longevity Real Estate

The Standard for
Longevity Real Estate.

Developers are selling longer, healthier lives. Buyers are paying a premium for the claim. Until now, no independent body verified any of it. GHA WellEstates™ is the world's first accreditation built for longevity-integrated residential development.

the gap

A Category with
no referee.

Wellness real estate reached $876 billion in 2025. It is the fastest growing sector in the global wellness economy, expanding at 23.6 percent a year since 2019, roughly double the next fastest sector. It is forecast to pass $1 trillion in 2027.

The standards did not keep up. Green building certifications measure the building, not the biology. Hospitality wellness programs were written for a guest staying four nights, not an owner living somewhere for twenty years. Clinical accreditation points at a hospital, not at the entity actually selling the residence. Each was built for a different problem, and none of them was built for this one.

So a developer making longevity claims today carries that exposure alone. No independent standard sits behind the claim. No third party verified it. If the claim is challenged — by a buyer, a lender, an insurer, or a regulator — there is nothing to point to.

the gap

Built for the entity that is actually accountable.

WellEstates™ accredits the developer, not the clinic and not the hotel. That single decision is what makes it work. The developer signs the purchase agreement, makes the marketing claim, and carries the liability — so the developer is who the standard holds responsible.

Independent

GHA is not a trade association and not an industry lobby. We sit outside the sector we assess. A mark a developer can buy without scrutiny is worth nothing to a buyer, a lender, or an insurer. Independence is what gives the seal its weight.

Built for real estate

Standards cover developer accountability, resident disclosure before purchase, clinical partner agreements, HOA governance, and continuity when a property changes hands. No other program governs any of this.

Clinically credible

WellEstates incorporates the architecture behind GHA's Longevity and Regenerative Medicine Accreditation. Clinical governance, diagnostics oversight, data privacy, and informed consent, applied to a residential setting. The clinical claims survive scrutiny.

Scales across a portfolio

One mark travels across every property a developer brings into the program. The work of the first accreditation compounds across the second, the fifth, and the twentieth.

THE THREE LAYERS

WellEstates governs three interlocking layers. Each is assessed independently.

layer 3

Clinical longevity governance
Clinical oversight, diagnostics, regenerative standards, AI governance, patient safety, data privacy, informed consent, incident reporting. The clinical spine that holds up in front of insurers and enterprise buyers.

layer 2

Longevity hospitality excellence
The eight WellEstates pillars. Hospitality-grade wellness raised to longevity specification.

layer 3

Residential governance foundation
Developer accountability, resident disclosure, clinical partner agreements, HOA governance, multi-site consistency, transaction protection, independent audit rights. No equivalent exists anywhere.

THE eight pillars

Layer 2 is assessed across eight pillars. A property does not need all eight.

Welllongevity

Biomarker diagnostics, biological age tracking, genomic governance. The scientific core.

WellEnvironment

Biophilic design, air and water quality, circadian lighting, environmental load.

WellSleep

Clinical sleep protocols in a residential setting. Circadian design, measurement, intervention.

WellPerformance

Biometric guided fitness, cardiorespiratory capacity, recovery tracked against data.

WellNourishment

Longevity nutrition, metabolic monitoring, dietary protocols tied to biomarkers.

WellMind

Cognitive health, mental wellbeing, stress biomarkers, neurological support.

WellTech

Wearables, AI health analytics, remote monitoring, resident data governance.

WellRegeneration

Regenerative and cell therapy protocols where a qualified clinical partner delivers them.

how it works

Accreditation that starts before the building does.

Longevity claims sell residences off plan, years before anyone lives there. So the program starts at design, not at handover. Each stage is earned as the project advances, and each mark is usable the moment it is issued.

WellEstates Designed™

Pre-construction

The design and governance framework meet the standard. Usable in presale marketing, which is where longevity claims do the most commercial work and carry the most risk.

WellEstates Certified™

At operational readiness

Layer 1 residential governance and the core standards are verified in place, assessed independently.

WellEstates Longevity Accredited™

In operation

Full clinical governance is verified alongside the active pillars. The complete mark.

the process

1

Application and eligibility review against the foundational requirements.

2

Access to the standards, the portal, and the training.

3

Documentation submitted for independent review.

4

Onsite assessment.

5

Decision, and an action plan where requirements are unmet.

6

The mark is issued and may be used in marketing, sales, and lending conversations.

WHY IT HOLDS

The obligation travels with the title.

A residence outlives the developer that built it. If accreditation lapses when the developer exits, the buyer paid a premium for a promise with a shelf life. WellEstates ties the accreditation obligation to the property rather than the developer, so it transfers with title. The resident keeps what they paid for. The asset keeps the value the claim created.
